Considering to Sell? Be ready!
It's a good idea to start preparing your property for sale before you involve us in the process. This will give you time to take care of any jobs which would need to be done, such as repairs, painting or gardening. Although such tasks might seem insignificant, the overall finish and appearance of a property can affect its achievable selling price, so it's a good idea to do them before you invite us for a valuation.
We will meet you at the property to recommend an asking price and marketing strategy that will maximise viewing activity and level of offers received.
Marketing and viewings
We will use all our resources to give your property best visibility and we will call you to arrange viewings with potential buyers. Viewings are often all about first impressions, so please make sure that property gives a good one.
Offers and negotiation
when we successfully secure offers on your property, we will give you full details of the offer and the buyers submitting it and we will provide honest, professional advice and guidance on accepting the offer that is best for you. Whether you accept or reject an offer is your choice.
Offer Agreed and conveyancing
Once the negotiations have reached a positive conclusion and you are happy to accept an offer, you will need to instruct a conveyancer and send him all necessary documents to support the contract.
This includes things such as what fixtures and fittings (if any) you are including in the sale and any guarantees or certificates for works you have done to the property. The buyer’s conveyancer will raise enquiries about the contract and documents, which you and your conveyancer will need to provide truthful answers to.
Exchange of Contracts
When all enquiries are answered, both parties will sign the contract. Once contracts are exchanged, the transaction becomes legally binding. In this phase 10% of the transaction will be held as Deposit.
The outstanding monies will be transferred to your conveyancer, who will deduct any fees and transfer the balance to you. You will be required to vacate the property and to hand over all the keys to us. We will then call the new owner to collect them.
